How to Stage Your Home

Home staging your property allows you to show off your home’s strengths, and downplay your home’s weaknesses. There are tips and strategies to staging your home to get the greatest possible value for your property. Here are five ways to stage your home to create the most value from your listing:

  1. Create space. One of the most important ways to stage your home is to declutter and scale down on the amount of furniture you bring in. You want potential buyers to be able to walk about your home, and see all the space it offers.

  2. Depersonalize the home. One of the greatest pros to staging your home, is the ability for potential buyers to visualize themselves in the home. By removing particular and personalized items, and replacing them with neutral pieces, this allows viewers to imagine their own items in the space.

  3. Stage the main rooms. National Association of Realtors states that in 2022, 46% of buyers said that seeing the living room staged was very important, followed by 43% of buyers saying that staging the master bedroom was very important, and finally 35% of buyers said that staging the kitchen was very important. These main living spaces in a home are vitally important to be staged.

  4. Add plants, flowers, and greenery. Research has proven that adding 1-3 plants in each room actually can improve potential buyers’ moods, and helps them remember the moment of walking into the room more clearly and favorably. Not only does greenery and flowers make the room appear more fresh and inviting, but this psychologically affects the buyers’ opinion of the home.

  5. Less is more. It is not about the quantity of furniture and decorative pieces that you bring into the home, but the quality and intentionality of the each interior home staging piece.
